Twenty truths and busted myths about buying, financing, and protecting a home — straight talk from a Tucson lender, realtor, and insurance broker.

Myth
"You need 20% down to buy a home."
FHA loans need only 3.5% down. VA and USDA loans need $0 down. Conventional loans can go as low as 3% for first-time buyers.
Myth
"You need perfect credit to qualify."
FHA loans accept credit scores as low as 580 with 3.5% down — and 500 with 10% down. Many of my clients close in the 620–680 range.
Myth
"Renting is always cheaper than buying."
In many Tucson zip codes, the monthly mortgage is lower than equivalent rent — and you're building equity instead of your landlord's retirement.
Myth
"Pre-qualification and pre-approval are the same."
Pre-qualification is a quick estimate. Pre-approval is a verified, conditional commitment from a lender — and what sellers actually take seriously.
Myth
"Wait for rates to drop before buying."
Marry the home, date the rate. You can refinance when rates fall, but you can't go back in time and buy at yesterday's price.
Myth
"The buyer's agent costs the buyer money."
In most Arizona transactions, the seller pays both agents' commissions out of the sale proceeds — buyer representation is typically free to you.
Myth
"Pay off the mortgage as fast as possible."
If your mortgage rate is 6% and your investments earn 8–10%, the math often favors investing the extra cash. Run the numbers — don't follow gut feeling.
Myth
"Student loans disqualify you from a mortgage."
They factor into your debt-to-income ratio, but they don't disqualify you. Income-based repayment plans actually use a lower payment for DTI.
Myth
"Life insurance is too expensive when you're young."
Backwards — premiums are at their lowest when you're young and healthy. Wait ten years and the same coverage costs 2–3x more.
Myth
"Closing costs come out of nowhere."
You'll see every line item before you sign. By law, the lender provides a Loan Estimate within 3 days and a Closing Disclosure 3 days before closing.

Median home price hovers around $340k vs. the $420k national average. You get more home, more land, and more sunshine for the dollar.

VA loans require $0 down and no PMI.
If you're an active-duty service member, veteran, or qualifying spouse, the VA loan is one of the best products in the country. Period.

Pima County offers down payment assistance.
Income-eligible buyers can get up to ~$20k in forgivable second-mortgage assistance. Funds are limited each year — call early.

Your FICO score is the #1 driver of your rate.
A 100-point score difference can mean $200+/month and tens of thousands in lifetime interest on a typical mortgage.

On a 30-year fixed at $300k, every 1% in rate moves your monthly payment by roughly $200 — and your lifetime interest by $70k+.

Once your loan balance reaches 78% of the original home value, federal law requires the lender to remove PMI. You can request removal at 80%.

The 28/36 rule keeps your finances safe.
Spend no more than 28% of gross income on housing, and no more than 36% on all debt combined. Lenders use this as the affordability guardrail.

Closing costs typically run 2–5% of the price.
On a $350k home, plan for $7k–$17k in closing costs — title, escrow, lender fees, prepaid taxes, and insurance. Some sellers will help cover them.
